Median nightly price by month
These are median prices for one night in our Downtown Views II apartments, including 5% VAT, compiled on 7 October 2026. They come from price checks made between July and late September 2026, and only cover nights that were still open when we checked them. In brackets: how many apartments the figure rests on.

What the price table says
- The summer is the cheap part of the year. The median 2-bedroom night went from AED 1,015 in July to AED 1,905 in October โ about 88% more.
- Larger apartments rise the most. The 3- and 4-bedroom median roughly doubled, from AED 1,600 in July to AED 3,322 in November.
- The spread inside a month is wide. In October, single 2-bedroom nights ranged from about AED 1,100 to AED 5,100. A median is a guide; the specific apartment and night decide the price.
How booked each month is
This is the share of nights that were not available in our latest calendar check, on 4 October 2026, across our 19 Downtown Views II apartments.
| Period | Share of nights unavailable |
|---|---|
| 7โ31 October 2026 | 45% |
| November 2026 | 27% |
| December 2026 | 26% |
| January 2027 | 39% |
The January figure is inflated: five apartments hadn't opened their calendars that far yet, so their January nights count as unavailable. Looking only at the 12 apartments whose calendars were open through the end of January, the picture is 49% for October, 22% for November, 23% for December and 10% for January.
Two apartments had no open nights at all through January when we checked: the 2-bedroom with a fountain view that sleeps eight, and the 3-bedroom that sleeps nine.
The New Year week
Across those same 12 apartments, 45% of the nights from 28 December to 1 January were already unavailable on 4 October โ about twice the December average. If you want to be in Downtown for New Year's Eve, that week is filling faster than the rest of the month.
What this means for when to book
- Visiting in the next few weeks? Nearly half of October was gone by 4 October, and 3- and 4-bedroom apartments were 67% booked for the next 30 days. Book as soon as you have dates.
- November or December? More choice: roughly three in four nights were still open. Prices for November were higher than October, though, so compare a few apartments.
- Flexible on the season? July to September 2026 had the lowest medians in our data. We don't have 2027 summer prices yet, so treat that as last summer's pattern, not a promise.
