Downtown Views II Tower 1 is the lead high-rise of the three-tower Downtown Views II development. Built by Emaar and handed over in 2022, Tower 1 stands 65 floors and faces the Burj Khalifa lake head-on across the Sheikh Mohammed bin Rashid Boulevard. The tower is configured around 1, 2 and 3-bedroom apartments, with a strong supply of high-floor sky-deck inventory. Compared to Tower 2 and Tower 3, Tower 1 carries the clearest, most unobstructed Burj Khalifa sight line because of its forward position on the development plot.

Downtown Views II Tower 1 is the first of the three towers to be reached when entering the development from the Boulevard. Its forward-facing position keeps the Burj Khalifa view unobstructed from level 8 upwards. The Dubai Mall is an 8-minute walk via the Boulevard, and Burj Khalifa / Dubai Mall Metro Station is a 12-minute walk. The tower's east-facing side catches the morning sun and a wider Downtown skyline.
